Room available in well furnished, clean, homely, non-smoking house just off Roundhay Road (LS8). There's a nice big kitchen, sunny lounge, third communal room and new bathroom. It’s at the end of a quiet little street so there's no traffic and on-street parking. Easy bus to town (10 minutes) which is also walkable. Also very convenient for St James' Hospital. House is currently mixed but the three housemates who are staying are men.

The room is a good sized attic room at £250 a month available 1 July. In addition to the rent it's £50 a month for council tax, wireless broadband and water. Gas and electricity are on top of this. Deposit of one month's rent and bills.
