One Bedroom Flat Required for Mature Student

Hi,
I am looking for a fully furnished one bedroom flat which will be available by the end of July 2016. I will be aiming to move in on the 1st of August but will be able to move in a week earlier than this if necessary.
I am a 30-year-old Petroleum Engineering student, and will be moving to Aberdeen to continue my studies at Aberdeen University from September 2016. I left my full-time professional job last year to return to education. I am originally from Orkney but have been living in Edinburgh since 2013. I am also a father, but single. My two-year-old daughter lives in Orkney. I am clean, tidy and respectful, and would ensure the property is kept in excellent order. I am not looking for a ‘student flat’, I am looking for a home. I am looking for somewhere that has not been occupied by smokers or pets. Ideally the location of the flat would be somewhere between the university and the centre of town. I have made sure I will be financially comfortable for the next three years. However, to ensure this is the case, I am sticking to a budget of £500/month maximum for rent.
